NDMC proposes to increase the height of residential buildings

To improve the utilisation of available land, the North Delhi Municipal Corporation (NDMC) has proposed to increase the height of residential buildings in the city by 2.5 m. If this becomes a reality, property owners will be allowed to construct five storey buildings under the Delhi Master Plan 2041.

The North Delhi Municipal Corporation (NDMC) has proposed to increase the height of residential buildings by 2.5 m to the citys former Lieutenant Governor (LG), Anil Baijal, to allow five storey buildings under the Master Plan for Delhi 2041.

What are the existing building height norms of NDMC?
Under the revised Master Plan of Delhi 2021, the maximum permissible height for residential buildings is 15 m. Also, there are relaxations for stilt parking and solar panels. However, if the recent proposal is accepted, the revised maximum permissible building height will be 17.5 m.

Why has NDMC proposed increasing the building height?
Jai Prakash, former Mayor, NDMC, shares, Delhis population density is increasing rapidly and land availability is becoming a significant concern. We have proposed the increase in the height of residential buildings so that concerned parties can optimally utilise the land available to them. Also, governmental agencies do not have the land required to start new housing projects due to the pace at which the capitals population is rising. There is no other way ahead but to allow the relaxation in building height norms.

What does the proposal further state?
Expanding on the proposal, concerned officials explained that the number of dwelling units in any area is ascertained as per the availability of public services. New housing units shall cause an additional load on the already crumbling civic infrastructure. Such an increase should only be allowed after an in depth study of the areas in the proposal. Additionally, unauthorised colonies which have been regularised should not be made part of the proposal. The proposal can be applied only to areas that have the scope to improve common services like sewage lines, parking space and water facilities, to name a few. The NDMC has sent the proposal to the LG and the Ministry of Housing and Urban Affairs, for the necessary approvals.

What are the building height norms of MCD?
Municipal Corporation of Delhi (MCD) has eased No Objection Certificate (NOC) regulations for residential buildings up to 17.5 meters. The rule allows builders to develop or redevelop residential buildings without taking NOC from the fire development with one condition.
