Property tax is an annual fee that homeowners have to pay to the municipal authority. In Delhi, the process of paying MCD property tax has been streamlined to offline and online modes for the convenience of the citizens.

Paying property tax comes as a liability when you own a home. Every city has its own rules, rates and processes for paying property tax. In Delhi, the same is to be done at the end of every financial year. However, before you understand how to pay Municipal Corporation of Delhi (MCD) property tax it is important to know the jurisdiction in which your property is situated. Delhi is divided into three jurisdictions North, South and East, and basis the dominion your property is situated in, the tax is to be paid. Also, non payment of taxes attracts penalties or, at times, property seizures by authorities.

In the financial year 2022 to 23, the Municipal Corporation of Delhi (MCD) targets to collect Rs 3,850 crore property tax but has only collected Rs 1,671 crore so far. According to the authority, the incongruency in property tax collection is due to delayed payments. Hence, to compel people to pay their outstanding tax liabilities, the department has sealed two properties in Raja Garden, Delhi. The action was taken after sending repeated notices to tax defaulters. Two complexes at Shivaji Place and District Centre were also sealed for failing to pay property taxes totalling approximately Rs 9 crore. The authority stated that the defaulting developers had ample opportunity to clear up their dues since 2006 to 07 however, dodged payments.

Additionally, the MCD has urged people to apply for the Samriddhi scheme, which allows residential properties to settle their five year dues. In the case of commercial properties, a person can get a waiver by paying the principal for the past six years.

How to report grievances relating to property tax payment in Delhi?
Apart from simplifying the tax payment procedure, the municipality of Delhi also allows you to lodge your grievances directly on your respective jurisdiction website. You will be required to provide information such as mode of payment, property ID, name and contact number.

All three zonal websites have PTR forms available in both Hindi and English. These can be directly downloaded and used by the taxpayers.

MCD uniform property tax
The uniform property tax policy for areas under the jurisdiction of the Municipal Corporation of Delhi came into effect on July 17, 2022. After the reunification of the three corporations, the MCD announced that a uniform property tax slab would apply to areas under its jurisdiction. Earlier the three corporations had different slabs.
