Property tax is an annual fee that homeowners have to pay to the municipal authority. In Delhi, the process of paying MCD property tax has been streamlined to offline and online modes for the convenience of the citizens.

Paying property tax comes as a liability when you own a home. Every city has its own rules, rates and processes for filing property tax returns (PTR). In Delhi, the same is to be done at the end of every financial year. However, before you understand how to pay MCD property tax it is important to know the jurisdiction in which your property is situated. Delhi is divided into three jurisdictions North, South and East, and basis the dominion your property is situated in the tax is to be paid.

How to find out your jurisdiction for property tax calculation in Delhi?
To file property tax in Delhi, you first need to know which jurisdiction your property falls in. To find out your jurisdiction, you need to visit the official website of Municipal Corporation of Delhi (MCD) mcdonline.nic.in

Therein, you have to select a zone based on the locality your property is situated in. To confirm the selected jurisdiction, you can check the list of colonies under the selected zone. Further, you must also check if your colony falls under the Metropolitan City Centres (MCC) list or the General list as the property tax rates are different for the two.

How to pay MCD property tax in Delhi online?
To pay property tax in Delhi, you need to visit the official property tax payment website by MCD mcdonline.nic.in

Click on Online Services from right corner. Select zone and other details from the drop-down menu. Click on Property Tax option. Login using your mobile number.
Therein, you will be asked to enter your property ID, which is a unique identification number given to each property in Delhi by the MCD. Your property ID can be found in previous property tax challan/receipts.

You can also search for your property ID on the websites of your respective jurisdiction. For this, you will require your colony name, property owners name and the type of property.

How to pay property tax online without property ID?
MCD has replaced property ID with Unique Property Identification Code which is a 15 digit alphanumeric code. Property tax payment without UPIC is not permitted. Those who do not have UPIC can contact local MCD office to get their unique UPIC.

All three zonal websites have PTR forms available in both Hindi and English. These can be directly downloaded and used by the taxpayers.

The uniform property tax policy for areas under the jurisdiction of the Municipal Corporation of Delhi came into effect on July 17, 2022. The last date for availing 10 per cent rebate on lump sum payment of property tax has also been extended to July 31 for 2022 to 23.

After the reunification of the three corporations, the MCD announced that a uniform property tax slab would apply to areas under its jurisdiction. Earlier the three corporations had different slabs.

The North Delhi Municipal Corporation has extended the last date for the first phase of the amnesty scheme for payment of property tax from January 31 to February 15. In the first phase of the amnesty scheme, 100 percent waiver of interest and penalty and 15 percent rebate on principal amount is being given to taxpayers on lump sum payment of outstanding property tax.

Taxpayers can now avail the online services on an application as well.

The process of paying property tax in Delhi has been fairly simplified. However, checking each link while entering details and making the final payment is highly advised.
