New Master Plans for cities in Uttar Pradesh are in advanced levels of approval and clearance. While the Master Plan 2031 for Ayodhya and Orai has been cleared by the Chief Minister, plans for Hapur, Azamgarh and Kanpur are in the pipeline.

Work has picked up on finalising new Master Plans 2031 for various cities in Uttar Pradesh. While Ayodhya Master Plan has been approved by the Chief Minister, Kanpur, Azamgarh and Hapur could get formal nods for their master plans soon. Once cleared, these plans will lay out a clear development vision for land use in the cities.

Master Plan 2031 for Ayodhya cleared
The temple city of Ayodhya has got its final approval for the new Master Plan 2031, defining the development plans for the next 10 years. The plan, approved by Yogi Adityanath, Chief Minister, Uttar Pradesh, will impact 12 lakh residents in the city, which is spread over 133.67 km. The last master plan for Ayodhya was prepared in the year 1983.

The urban planning and housing department dealt with over 1,084 objections by citizens before presenting it to the CM and also unveiled the common building code. The CM has also approved Master Plan 2031 for Orai in Jalauan.

Since the city is visited by over 2 crore tourists every year, the master plan has considered the provision to increase the number of rooms to cater to national and international tourists.

Approvals for new master plans for other cities
After Orai and Ayodhya, other proposals in the pipeline include plans for Hapur, Kanpur and Azamgarh. The plans for these cities are ready and now await the final nod of the State leadership. Special focus is being laid on water supply, health and public transportation for the zonal development of these cities. Apart from this, about 59 cities are identified under Master Plan 2031 which will be governed by a GIS based (Geographical information System) as planned by the government for AMRUT cities.

Recently, the Moradabad Development Authority, too, has given its nod to the Master Plan 2031 for the development of Moradabad. The plan has been pending for three years but now would be taken forward with minor changes. It is expected to be sent for approvals soon. As per senior authorities in the housing department, 38 more master plans could be sent for final approvals this month.

With enactment of these new master plans, there will be better clarity on land use, zoning regulations and future development of areas within these cities. It will also enable work on tackling traffic congestions at key intersections. A planned and phased growth will also give a positive fillip to real estate markets in these cities.
