Gurgaon Residents protest over hike in BPTP maintenance fee

After the hike in clubhouse charges, BPTP developer recently decided to increase the maintenance fee, following which the residents of the township situated in Sector 37D, Gurgaon, protested and filed a police complaint.

Developed in multiple phases, the township developed by BPTP is spread across 43 acres of land. It has four residential societies namely Serene, Generations, Spacio and Terra. Following the developers decision to increase the upkeep charges, the residents of the BPTP township in Sector 37D, Gurgaon, recently held a protest against it. Once the hike in BPTP maintenance fee comes into implementation, the residents are likely to to shell out Rs 3.50 per sq ft from the earlier Rs 2.19 per sq ft.

Upkeep charges A brief overview
The residents believe that BPTP has decided to increase the charges to cover for the cost of dewatering, water supply and electrical supply faults, which were originally supposed to be paid by them as part of the Occupancy Certificate (OC) condition. Earlier, the developer had increased the club charges by Rs 1,500 per month per family without any explanation or discussion. The residents alleged that this is despite the fact that the developer also charged Rs 1 lakh from each family against the club membership.

What do the residents say?
Highlighting the allegation that the developer is increasing the upkeep charges to cover for costs they should be bearing, Sandeep Sharma, RWA President, Park Serene, shared, We are already paying a high maintenance fee but the quality of service is not at par. The possession started in 2017 and since then the population has increased manifold still the developer is providing GMDA water supply through four inches pipeline, which is unable to cater to the demand. To meet the gap, they are supplying us water through private tankers, however, they are passing the additional cost on to residents.

The developers stand
However, Rohit Mohan, Senior Vice President, BPTP, cited these allegations as baseless and shared, We are charging very low prices. During these years, we have seen extreme inflation in prices. The price of diesel, electrical equipment and services, repair cost, utilities, and management has gone up.
