Ghaziabad Authority approves TOD zones along RRTS corridor

The Ghaziabad Development Authority (GDA) has decided to declare up to 1.5 km on both sides of the Regional Rapid Transport System (RRTS) corridor as TOD zones. The recent sanction, which will be a part of the citys Master Plan 2031, is expected to boost the real estate market along the zones.

To boost real estate market, the Ghaziabad Development Authority (GDA) has given a nod to the development of a transit oriented development (TOD) zone along the Regional Rapid Transport System (RRTS) corridor. With this decision, a maximum of 1.5 km on both sides of the rapid rail alignment is declared as TOD zones.

Benefits associated with the TOD zones
The Uttar Pradesh government came up with the TOD policy in September this year. Once the policy is incorporated, it will result in higher Floor Area Ratio (FAR) that will be increased between 33 percent and 50 percent of the base FAR of 1.5. This development will ensure vertical growth in the influence zone and multi storey buildings will allow the construction of more floors.

Further, the development of TOD zones is expected to yield an annual revenue of around Rs 1,500 crore, which will be divided equally between the GDA and the NCRTC.

What do the officials say?
Brijesh Kumar, Secretary, GDA, has shared that the Authority has sanctioned the proposal on TOD around the seven RRTS stations. The Board has instructed the concerned officials to invite objections or suggestions from the public before including the same in the Master Plan 2031.

Areas like Guldhar, Duhai, Muradnagar and Modinagar in Ghaziabad will benefit greatly from the policy, opine GDA officials. In Ghaziabad, the land use is mostly agricultural, which will be utilised for mixed, residential and commercial use with this approval, giving a boost to the areas real estate sentiments.

Other decisions taken by the Ghaziabad development body
In the GDA board meeting, the officials decided to invest Rs 23 crore for the development of around 500 housing units in Noornagar under the Pradhan Mantri Awas Yojana (PMAY).

The board has also decided to do away with the ropeway project between Vaishali and Mohan Nagar.
