Delays in Registries of 1,097 Flats Noida Authority Warns Action Against Developers

According to the Noida Authority, subleased deeds or registries for 1,097 flats in 21 group housing projects in Noida are ready to be executed. However, the real estate developers responsible for these projects are deliberately delaying the process, causing inconvenience to home buyers.

On Tuesday, the Noida Authority released a list of the 21 projects affected by this issue, which are located in various sectors, including 75, 78, 107, 108, 121, 137, 143B, 144, and 168. The authority has warned that punitive measures will be taken against these developers if they do not ensure the completion of registries.

Prasun Dwivedi, the officer on special duty (group housing) at the Noida Authority, stated that the Uttar Pradesh government aims to ensure that as many home buyers as possible receive possession of their homes. Despite the authoritys ongoing efforts to achieve this goal through campaigns, the execution of tripartite subleased deeds, or registries, in favour of home buyers has not been carried out.

Dwivedi emphasized that buyers who have received permission for registry execution after completing their flats or towers in builder projects should contact their respective builders or developers to ensure that the registries are processed.

The Noida Authoritys officer directed the builders to provide the necessary facilities and support to the home buyers, thereby maximizing the number of completed registries. Failure to comply with these orders may result in punitive action against the concerned builders and developers, following the rules of land allotment and the Real Estate Regulatory Authority (RERA).

The list of projects eligible for registry execution includes developments by Apex Dream Home (Sector 75), Aims Max Gardenia Developers (three projects in Sector 75), Aims RG Angel Promoters (Sector 75), Maxbliss Constructions (Sector 75), and Gulshan Homes Infrastructure (Sector 144). Additionally, the list features E Homes Infrastructure (Sector 75), Valuent Infradevelopers (Sector 75), Indosam Infra Developers (Sector 75), Orion Infrabuil (Sector 78), Nexgen Infracon (Sector 78), IITL Nimbus Hyde Park (Sector 78), Sunworld Developers (Sector 107), Divine India (Sector 108), Gulshan Homes (Sector 137), Imperial Housing Venture (Sector 137), Rani Promoters (Sector 143B), and Paras Seasons Haven (Sector 168).
