Adjacent to Delhi, Noida is a fast urbanising planned city. It is regarded as a satellite hub for manufacturing and construction and is likely to benefit majorly from the neighbouring State, Haryana, reserving 75 percent of private sector jobs for locals.

As per industry reports, prices in Noidas residential market have experienced a surge, with about a 20 to 30 percent increase across various categories. With land prices going north, the city known for its affordability, is reeling under a demand deficit. However, the rapid urbanisation and development of industries and infrastructure like Jewar Airport, combined with the robust connectivity make Noida a promising residential market. Hence, here are the five housing localities in Noida that you may consider for buying a home. While the home values in the city are skyrocketing, these areas still have prices hovering around Rs 3,500 to 5,200 per sq ft.

Sector 73, Noida
Located along Vikas Marg, Sector 73 is known to be one of the most popular real estate markets in Noida with regards to affordability and infrastructural developments. Connected to Noida Metro Aqua Line and Delhi Metro Blue Line, the sector offers ample low rise residencies. The rental demand is higher in the sector due to its proximity to IT hubs such as Sectors 62 and 63. Most of the housing inventory in the locale consists of residential apartments, builder floor units and villas.
The price of a 2 BHK space in Sector 73 hovers around Rs 25 to 40 lakh. Similarly, the average price per sq ft stands at Rs 3,450, compared to the neighbouring localities, such as Sectors 50 and 70, where home values are pegged at Rs 7,950 and Rs 5,450, respectively. The rentals here start from as low as Rs 7,000 per month.

Sector 49, Noida
Near the Dadri main road, Sector 49 is connected to some prominent localities of Noida and entertainment hubs, such as Sectors 37 and 18. A significant section of the sector is covered by Baraula, a semi rural area, which is a primary reason behind its affordable housing.
However, investing in Sector 49 would be ideal since it borders some of the poshest areas in Noida, such as Sector 50. Additionally, developed retail and social infrastructure, coupled with metro connectivity via the Aqua Line, make it a good proposition.
The sectors average per sq ft rate is Rs 3,300, with a 2 BHKs price starting from as low as Rs 19 lakh and going up to Rs 50 lakh. Investors may find ample residential apartments, builder floors units, villas and plots in Sector 49, Noida.

Sector 117, Noida
The sector is close to Faridabad Noida Ghaziabad (FNG) Highway and is well connected to Delhi. The residential stock here is affordable, with 2 BHK apartments in abundance. Since the commercial hub of Techzone 4 in Sector 62, Noida, is about seven km away, a notable share of rental demand is driven by its workforce. Units configured as 2 BHKs in the region are available at Rs 30 lakh 1 crore, and the rentals for the same unit type average around Rs 40,000 per month.

Sector 137, Noida
A well developed residential area, Sector 137, is connected to other regions of Delhi NCR via Noida Metro Rail Corporation Limited (NMRC) buses. Although it remains popular due to its excellent connectivity via roadways and metro services, it is an affordable locality. The connectivity to the Noida Greater Noida Expressway and Aqua Line of Noida Metro serves as the prime growth drivers for the area.
With the per sq ft rate averaging at Rs 5,150, a 2 BHK residential property in Sector 137, Noida, ranges from around Rs 45 lakh to Rs 75 lakh. The region also flaunts high rentals, with monthly values varying around Rs 20,000 to 30,000.
