RERA registration is the process under which the Builder applies for the RERA registration number for a particular project. This RERA registration is compulsory for all builders for all new and ongoing projects. Before launching a project or its marketing and promotion, the Builder must complete the RERA registration process. The RERA registration of the project is under the purview of the State level RERA authority, where the project is located. The RERA registration of the projects ensures that the Builder is accountable for delivering the project on time. RERA registration also provides transparency in all future transactions of that project. Also, under the RERA Act, the regulatory authority can cancel the RERA registration of a project, promoter, or agent if the authority receives a complaint of any fraudulent activity being undertaken by the promoter or agent. Further, in case of any default or breach of terms by the promoter, the authority can also cancel the promoters RERA registration. However, before cancelling the RERA registration, the authority issues a written notice to the promoter. Upon receiving the reply and explanation of the promoter, the reason for which the regulatory authority sent the notice. The authority then decides whether to cancel or not cancel the RERA registration of the promoter. Additionally, the buyer notices that a particular property does not have a RERA registration number. The buyer can file a complaint or report that property to the respective state RERA. The buyer can notify the property to RERA online. What is the RERA registration process? Under the RERA registration process, the Builder has to visit the state RERA website and select the Projects or Registrations tab as per the state RERA project site. After choosing the required tab, click on project registrations and fill in the details necessary. Once all the details are added, pay the RERA registration fees and submit the application. What is the RERA registration number? Once the RERA registration process is complete for the Builder and the application is approved by the authority. A RERA registration number is issued to the project. Along with the issuance of the RERA registration number, the promoter gets a RERA certificate, which has all the details about the project. The details include the name of the project, its RERA registration number, area of the project, number of flats, name of the promoter, and other information. How is RERA Registration for Brokers done? Similar to the RERA registration of projects and promoters, the registration of agents and brokers is done. The RERA registration for brokers is again compulsory for agents who wish to be a part of the sale and purchase process of RERA registered projects. The RERA registration for brokers can be done online by visiting the state RERA website. How to check the RERA registration of Builder? As per the RERA mandate, it is advised to the home buyers that they must check for the RERA registration of the Builder before buying a property. To check the RERA registration of the Builder, the buyer can visit the RERA website and search for the registered project under the projects section. What is the RERA registration fees? The RERA registration fees are different in the case of both promoter and agent. Also, the prices further differ from state to state in the case of the promoter. For instance, the HRERA charge for RERA registration for the residential or industrial categories is Rupees 10 per square meter for high potential projects. At the same time, it is Rupees 5 per square meter for medium to low potential projects. For commercial projects, the RERA registration fee is around Rupees 20 per square for high potential projects and Rupees 10 per square meter for medium to low potential projects. In the case of agent registration under HRERA, the RERA registration fee is around Rupees 25,000 if the agent is an individual. However, if the agent is other than an individual, then the RERA registration fee is around Rupees 2,50,000. Similarly, in the case of RERA UP, the RERA registration fee for residential projects is Rupees 10 per square meter for an area up to 1,000 square meters, and if the area exceeds 1,000 square meters, then the fee is around Rupees 500 per 100 square meters. In the case of agents, the RERA registration fee for RERA UP is Rupees 25,000 for an individual and Rupees 2,50,000 for non individuals. What are the standard documents required for RERA registration? The documents required by the Builder for RERA registration include PAN card number, Aadhar number, tax deduction account number (TAN), company identification number (CIN), audited financial statements of the last three years, last three years tax return, details of the promoter or Builder, and previous project details if any. Lastly, the RERA registration process of the project is a straightforward yet crucial process. The Builder can get the RERA registration number after filing the application for the registration. Once the RERA registration number is received, the Builder will also get the RERA certificate. Similar to RERA registration of the project, the RERA registration of the broker can also be done. For receiving the RERA registration, a nominal fee has to be paid by the agent and the promoter.
