In a move to boost efficiency and transparency in the house and land allotment process, Delhis Lieutenant Governor has given directions for the speedy conversion of leasehold properties into freehold. The authority has also taken certain measures to curb air pollution and promote green fuel in the city.

Delhis Lieutenant Governor, VK Saxena, has recently directed the Delhi Development Authority (DDA) to carry out a speedy conversion of leasehold properties to freehold within two months. This move comes as a part of a series of major decisions taken to ensure transparency in the real estate sector. As a DDA Chairman, Saxena also took key mandates that would make houses more accessible for the Economically Weaker Section (EWS), bring transparency to land allotments and promote green fuel.

What is the new eligibility for the applicants of EWS flats?
DDA has decided to do away with the requirement of having an annual income of less than Rs 3 lakh for the DDA flats under the EWS category. This would make the allotment of houses under the EWS category more accessible and easier for the applicants.

What are the changes in the allotment of religious plots?
DDA is planning to distribute religious category plots through auction. As per the decision, the eligibility of plots is based on MPD 2021. As per MPD 2021 norms, two sizes/types of plots are available for religious purposes religious plots with an area less than or equal to 400 sq m and religious plot/centre, having an area of more than 400 sq m and up to 40,000 sq m.

What are the new measures to curb air pollution?
To curb air pollution and promote green fuel, the authority has approved an electric vehicle charging station on the allotted DDA site for Petrol/Diesel Pump and CNG station. Such electric vehicle stations will have a lesser license fee.

The Plinth Area Rates (PAR) for the Financial Year 2022 to 23 were also approved. PAR is used for the calculation of the construction cost of flats. The PAR for flats offered in DDA Housing Scheme 2019 and 2021 remains the same, whereas PAR for the old inventory has been increased by five percent.
